This is a mechanical renovation in a multi-story hotel in Charleston, SC, by Charleston Engineering (Rob Turner, P.E.). The hotel has 4-pipe fan coil units serving each guest room. Fresh air and exhaust is supplied by a Cooling/heating ERV unit. The previous chiller was a 60 ton split unit.
Under the renovation, we put in (3) 30 ton split chillers, so that (1) chiller would be redundant, and could be used if one of the other chillers failed. The pumping system was changed from a single constant speed pump to (2) variable speed pumps (which save a significant amount of energy). The second pump is totally redundant, i.e. if the first pump fails, the second pump takes over automatically and can handle the whole building.
This new system is bullet proof and very efficient. We used a simplified touch screen control sytem (DDC controls). We bid the work out and got the install for a reasonable price.
